I want to share with you 2024's Lehigh and Carbon Counties median housing market synapse. We are not able to predict the future of the housing market in detail but looking at the previous year helps us gauge the direction that we are likely to be heading in 2025. Our local market for 2024 was a strong seller's market and if priced appropriately homes sold in less than a week or two. We certainly had more listings enter the market in 2024 than in 2023, but they were selling just as fast, so we didn't feel any gains in inventory. January 2025 is nearly at an end; the monthly report won't come out until the middle of February. If you would like the summary when it becomes available simply email and I will be sure to send it to you. I suspect that in 2025 we will still be seeing some rise in home values. Hopefully 2025 continues to bring more inventory. Demand is high especially in Lehigh County. Carbon County had some blips of value decline during the course of 2024 but quickly recovered the following quarter. The market in Carbon moves slightly slower than Lehigh County but overall, we can still see that Carbon County also leans to be more of a seller's market than a buyers. If you can manage the drive, values are more affordable with less buyer competition. We really wanted interest rates to come down significantly but in all honesty, they are hovering around historical norms. I wouldn't hold my breath waiting for lower rates. If they do come down, our current lack of inventory would likely force prices to rise due to the increase of buyers that would enter the market.
