As a Realtor, one of the most important questions I encounter when a client is selling their home is what should be the listing price? You can easily imagine why this is important to many sellers, as most are hoping to get a good return on their investment. Many homeowners wish to make a profit from the sale of their home, to have enough money after paying off any mortgages to help them purchase their next home or to finance the next chapter of their life. After deciding to sell your home with a qualified, experienced Realtor (such as, yours truly) setting the listing price is the next big decision homeowners must tackle.
The listing price can affect the ultimate selling price of a home. It is not a direct indicator, as homes can sell for over or under than the listing price, aka the asking price. But carefully choosing a listing price can affect the number of potential buyers that view your home. When you price your home above its market value (less competitively), you reduce the number of prospective buyers who will want to visit your home. When you price it below market value, you increase the number of interested buyers. The price you set and the level of interest you create should reflect your selling goals.
But how can a Realtor or homeowner determine the Market Value? There is no true way of knowing the monetary value of a home until it is sold, but it is possible to estimate the value of a home with a Comparative Market Analysis. Using the Multiple Listing Service, I can compare your home to other homes in your neighborhood that have sold recently. Factors such as size, number of bedrooms, condition of the house, and any improvements made or remodeling are the obvious comparables. Also considered are whether the homes have central air conditioning, type of heating used, garage and lot size, to name a few. Together, the compiled information can be used to predict the market value of your home.
